Since my earlier article in 2020 regarding Home Offices in Nelson Mandela Bay, the Nelson Mandela Bay Municipality has introduced their new Land Use Scheme, which replaced the previous 12 zoning schemes. One of the changes is replacing what was regarded as a Home Office with a Home Enterprise.
The conditions for a Home Enterprise are similar to those of the Home Office. The emphasis is that the business should not affect the neighbouring residents, either through; noise, the display of goods, or increased traffic.
The significant change is that for the Home Office municipal approval wasn’t required, but for the Home Enterprise, it is required. A land use application is required, but it doesn’t have to be published.
